500+ Feet Commercial Sewer line Restoration in San Diego: Zero Business Downtime for Active Tenants

Why Sewer Line Restoration?

Standard drain cleaning doesn’t cut it when you’re dealing with systemic pipe failure in multi-tenant commercial buildings. We recently tackled a project in San Diego where Almco Plumbing rehabilitated over 500 linear feet of 3-inch cast iron sewer main lines across two properties. The pipes were heavily corroded and, in some spots, completely collapsed. We also had to clear out 40 gallons of internal scale buildup and complex concrete footings. But our crew delivered a permanent, non-disruptive, innovative hybrid solution, without tearing up the building floors.


The Challenge: 260-Foot Runs, Cast Iron Corrosion & Severe Collapses

The commercial building kept dealing with clogs because the old cast iron main lines were rotting out at the bottom, caked with decades of heavy scale, and had hidden longitudinal cracks.

  • Extreme Distance & Zero Access: Each building required restoring 260 feet of continuous pipe. Because the original layout only included one cleanout at the end of each line, standard maintenance like 60-foot mechanical cable cleaning or pulling a continuous line simply wasn’t an option.
  • 80% Pipe Capacity Blocked: Internal corrosion and scale buildup had choked off nearly 80% of the pipe capacity, acting like a magnet for toilet paper and debris.
  • Collapsing Pipe & Trapped Debris: When we started the mechanical descaling, the cast iron pipes—which were already paper-thin—started collapsing under the building’s slab in big chunks. The buildup inside was so bad that the cleaning process ended up flushing out more than 40 gallons of rusted sludge and dirt.
  • Complex Structural Footings: In a few of the empty office suites, the lateral connections snaked through the concrete footings with four sharp 90-degree turns. Because of those tight angles, we couldn’t use standard flexible shafts to finish the cutter reinstatement.

Hybrid Approach for sewer line restoration Step-by-step

To complete the job without shutting down active businesses or tearing down the entire complex, Almco deployed a hybrid trenchless sewer line restoration strategy:

1. Intermediate Cleanout Excavation & Debris Mining

To handle the 260-foot lines, we installed two-way cleanouts right in the middle of each building and at the property drop points. This broke those long runs down into easier 80-foot and 160-foot sections. We also dug some specific exterior recovery trenches to catch the 40-plus gallons of cast iron pipe scale we flushed out, to make sure none of it would be in the city sewer main.

2. Pull-in-Place (CIPP) Mainline Relining

For the primary 3-inch sewer mains, we installed durable continuous pull-in-place Cured-in-Place Pipe (CIPP) liners. This created a seamless, jointless “pipe-within-a-pipe” for sewer line restoration. Such structural shell rated to last 50 to 100 years directly inside the host cast iron.

3. Brush & Spray Epoxy Coating for Vertical Vents & Branch Lines

We used brush and spray epoxy coating in spots where tight corners or vertical second-floor vent drops made it impossible to pull thick felt liners into place. This liquid epoxy sealed up the cracks along the pipes, fixed the San-Tee fittings, and completely restored the branch lines—all without any wall demolition.

4. Selective Spot Excavation & Trenchless Pipe Bursting

Where the original cast iron pipe was 100% collapsed and structurally unsalvageable under the bathroom slab, our crew jackhammered isolated access points, installed new modern PVC/ABS branch connections, and executed 60 feet of trenchless pipe bursting with heavy-duty SDR-17 HDPE pipe out to the alley main.

Result: Fully Restored Lines

Working around the clock through the weekend, using a special combination of CIPP pull-in-place lining, brush spray epoxy coating, and trenchless pipe bursting, Almco Plumbing successfully rehabilitated all 500+ feet of commercial sewer lines and branch connections in 3 and a half weeks, keeping active tenant restrooms operational throughout the primary business hours.
